An opportunity to acquire approximately 10.073 acres at 1105 S Interstate 45 in Ennis, with prominent positioning along one of the community's primary transportation corridors. The tract is currently zoned R-10. According to the listing agent, adjacent property is zoned Commercial Corridor, creating a notable land-use transition along this section of I-45. Any commercial or alternative development concept would be subject to rezoning, site-plan review, and other approvals by the City of Ennis. The combination of interstate visibility, a sizeable 10+ acre tract, and nearby commercial zoning creates a location that may be relevant to investors, developers, and owner-users evaluating future growth along the Ennis I-45 corridor. Development feasibility will depend on zoning, utilities, access, drainage, platting, engineering, and City review. Ennis continues to market itself as a strategically located community south of the DFW core, with industrial, logistics, retail, and residential investment occurring around major transportation routes. For 1105 S Interstate 45, the core investment thesis is location: more than 10 acres on the interstate corridor, an established traffic stream, and a site positioned near existing commercial zoning.

This 30.12± acre elevated tract offers over 700 feet of highway frontage in one of the strongest growth corridors in Ellis County. Positioned just outside city limits in the ETJ, the site provides development flexibility while capturing exceptional traffic exposure and long-range visibility from a hilltop setting. The property is well-suited for industrial, multifamily, mixed-use, institutional, or phased development, including a layout that places commercial or income-producing uses along the frontage with residential or support uses toward the rear. The size, frontage, and topography make the tract ideal for master-planned concepts or single-user projects seeking brand presence and scale. As Ennis continues its northward expansion, opportunities with this combination of acreage, elevation, and highway visibility are increasingly limited.
